Creative Finance and Living a Life of Abundance – An Empowering Chat with Zeona McIntyre

We’re beyond excited to welcome our good friend, Zeona McIntyre, for an enlightening discussion on creative finance and medium-term rentals. The core of our conversation, however, centers around one robust theme: carving out a life as per her own rules.

Zeona is the MASTER at forging her own pathway in the world of real estate. With her keen insight, she identifies and focuses on profitable niches just before they make it onto everyone else’s radars.

In this episode, Zeona explains how she builds her referral business and helps clients across the US, and details strategies like seller financing, subject-to-deals, taking over mortgages, and traveling the world through house hacking and pet sitting!

We first met Zeona at Bigger Pockets’ BPCON2022, where she packed a standing-room only ballroom of investors eager to hear expert-level thoughts on Medium-Term Rentals. After all, she literally wrote the book on it – 30 Day Stay – An Investor’s Guide to Mastering the Medium-Term Rental.

Then, we had the absolute pleasure to think-tank and mastermind with Zeona for a week in Steamboat Springs earlier this year, where we learned how witty, kind, giving, and motivated she is.

Things we discussed in this episode:

  • How Zeona builds her real estate referral business by partnering with agents across the US
  • Creative financing strategies like seller financing, subject-to-deals, and taking over existing mortgages.
  • In a recent deal, Zeona’s husband was able to sell a property for $125k more than market value by transferring the low-rate mortgage to the buyer.
  • Insurance considerations when selling a subject include having the seller as an additional insured rather than a primary.
  • How buyers benefit from subject-to-deals through lower interest rates, payments, not needing good credit, and faster closings.
  • How Zeona focuses on simply explaining complex concepts and shares stories from her experiences.
  • Why she prioritizes freedom through real estate investments and house hacking, like pet sitting around the world.
  • Traveling to Burning Man and taking a break from social media.
  • How h parents’ financial struggles growing up motivated her to pursue different strategies than living paycheck-to-paycheck.
